MORTGAGE PRE-APPROVAL

When you’re preparing to buy a new home, your next step is obtaining your mortgage pre-approval. Connecting with a reputable, local lender will ensure that you’re focusing on the right price range and properly prepared to purchase your next home in Southeast Michigan. Ask your Realtor® who they recommend and trust, but always remember to compare a few options.

When you’re beginning your search for a new home in Southeast Michigan, you’ll want to begin by providing your Realtor® with two lists: Wants & Needs.

Creating these lists will allow your Realtor® to begin searching for your perfect home in Metro Detroit.

Breaking Down The Process

STEP 1: GETTING STARTED

Planning & Preparation
  • What is your motivation to buy?
  • What price range are you comfortable with?
  • What is your timeline to move?
  • What are your ideal features and “must haves”?
  • What are you searching for in a neighborhood or community?
Setting Expectations
  • What are current market conditions in the areas you’d like to buy?
  • How much are homes selling for in your target market?
  • What type of home can you afford? Completely updated, moderately updated, needs work, etc.
  • How long does it typically take a buyer to find a home?

STEP 2: FINDING YOUR HOME

The Search
  • Work with your Realtor® to schedule private showings of homes
  • Attend open houses when available.
Offers & Negotiation Strategies
  • Review and understand the purchase contract with your Realtor® 
  • Review seller’s disclosures to fully understand the condition of the property
  • Discuss the home’s value and review the market analysis with your Realtor® 
  • Discuss offer strategies and recommendations with your Realtor® 
  • Submit your offer for your next home!
  • Negotiate to optimize price and terms
  • Acceptance of offer or counter offers

STEP 3: GETTING UNDER CONTRACT

The Escrow Process
  • Notify Title and Lender of acceptance and send fully executed contract
  • Wire initial Earnest Money Deposit
  • Contact insurance agent for homeowner coverage quote(s)
Inspection Process
  • Within the contractually agreed upon inspection period, schedule your private inspection for the home
  • Attend private inspection (Always recommend that you’re present for the inspection)
  • Review private inspection with your Realtor® 
  • Negotiate potential repairs or seller credits and remove the inspection contingency
Appraisal and Loan Process
  • Once the private inspection is completed, you will notify your lender to order the appraisal of the property
  • Review appraisal report and verify the determined value is sufficient to support the purchase price
  • If necessary, renegotiate purchase price to accommodate an appraised value below the originally agreed upon price
  • Provide your lender with all required documentation to receive full loan approval and the clear-to-close.

STEP 4: CLOSING

Welcome Home
  • Always schedule a final walkthrough prior to closing
  • Schedule your closing with your Realtor® to coordinate with Title, Lender and the seller(s) of the home
  • Review your closing documents with your Lender and Realtor®
  • Transfer utilities into your name effective the date of closing or when you will be receiving keys, if there’s post-closing occupancy
  • Arrange to wire down-payment and closing costs to Title
  • Closing, key delivery and CELEBRATION!
