STEP 1: ESTABLISH A GAME PLAN
Outlining Your Objectives
- What is your motivation to sell?
- What is your timeline to move?
- Where are you moving?
- What is most important to you?
Understanding Your Market
- What is your home worth in today’s market?
- What has sold around you recently?
- Nearby, comparable and available inventory (In other words, your competition)
- How long are homes sitting on the market?
- Personal timing and seasonal considerations
STEP 2: PREPARING YOUR HOME TO LIST
Decluttering & Staging
- First impressions are important. Clean up your landscaping, mow your grass, pull weeds and make sure the home looks great when prospective buyers pull into the driveway.
- Minimize all clutter throughout your home
- Clear off surfaces: Kitchen countertops, bathroom vanities, bedroom dressers, TV stands, etc.
- Hide overflow clutter in unfinished portions of your basement or garage
- Paint touch-ups go a long way
- Ask your Realtor® for staging advice and how to best present your home
- Deep clean before listing. After you’ve decluttered and staged the home, do one final deep clean before photos and listing your home
